Philadelphia 342k in 2000 to 392k in 2000 (15% increase)

DC 153k in 2000 to 188k in 2010 (23% increase)

Baby-Boom Empty-Nesters (age 55-64)

San Francisco 65k in 2000 to 95k in 2010 (46% increase)

Chicago 216k in 2000 to 262k in 2010 (21% increase)

Boston 41k in 2000 to 56k in 2010 (37% increase)

Philadelphia 125k in 2000 to 160k in 2010 (27% increase)

DC 49k in 2000 to 63k in 2010 (28% increase)

Manhattan 141k in 2000 to 178k in 2010 (26% increase)
